Why multifamily in Fort Worth.

Dallas–Fort Worth multifamily is one of the most actively-traded markets in the country. Total DFW multifamily inventory reached 993,230 units in 2025 (Colliers H1 2025 report), anchored by the MSA's ~124,000 annual net population growth (Census/FRED).

The market is moving toward supply-demand equilibrium after two years of record deliveries that grew inventory roughly 11% and pushed vacancy to ~12.0% in Q4 2025 (Matthews Q4 2025 DFW Multifamily Report). Absorption is concentrated in high-growth submarkets — Northwest Fort Worth, Frisco/Prosper, Allen/McKinney.

Rent growth has been negative for eight consecutive quarters (-1.4% YoY in Q3 2025 per Matthews) as concessions burn through delivered supply, but multifamily starts are down sharply from the 2022 peak (Newmark Q4 2025) — setting up a tightening market into 2026–2027.
